For many, the dream of owning a home along the waterways of the Chesapeake Bay means building the home. For those who wish to build, finding the right place is the first task.

Unlike larger urban areas, or even suburban ones, building in the Northern Neck and Middle Peninsula can present far more challenges than even those experienced with building expect. With far fewer public utilities (sewer/water) and additional layers of regulation (Chesapeake Bay Preservation Act), building here can be a little more complicated. Having an experienced agent with a homebuilding and development background is extremely helpful.

And despite the additional hurdles of finding a suitable spot to build, understanding the subtleties that drive values is also a challenge. In the pastoral settings of Eastern Virginia, housing of various ages, shapes, sizes and conditions all reside in close proximity to one another making it harder to understand land value. Additionally, buyers engage the water in different ways meaning views, depth, access, beaches and privacy all can impact opinions differently.
